The thing is, the maths has never quite worked out for me. So let's agree that it's all a front for a foreign real estate developer. They had to spend $20 mill on a license, plus build a stadium costing some $150 million? (which will bleed money for as long as it stands) How many crappy dog box little houses need to be sold to make that up? You'd have to sell at least 6,000 houses just to break even. Maybe that's possible.

Maybe that's possible. 170m / 6000 = $28333. Is that the going profit on a dwelling build? My experience with an investment property is that it was a 10% increase on what it would cost if you did all the contracting yourself (house and land). But what you can do it yourself for is the "retail" price, while the developers are paying the equivalent of a wholesale price. Difficult to know what the difference is, but I would think that somewhere around 20% would be a reasonable guess. Using these figures, an informed guess based on my experience would pin their profit margin at around 30% of the cost of each house/land value. So $115000 of each $345000 property (no idea what they are going for down there). Profit on 500 houses = $57,500,000. Then there's all the retail construction and leasing. A real estate contact of mine says there's far more money long term in commercial property. Apart from all that, I don't believe that Western United will ever build a stadium. In fact, I'll be surprised if the club still exists in two years time. My money is on the franchise being sold, moved and recreated. Most likely to Canberra.

I thought the design was finalized a while back and the builder confirmed too. Certainly appears that ProBuild walked away from being involved with WMG/WU as they were the ones that were to be the builder.
Given the amount of time they have had to go through the planning process, surely they had a confirmed design by now. They have been showing their renders for ahes now, and expecting people to buy into this ‘vision’ one look at the original concepts through to the later versions shows a very clear value engineering mindset at play, so who knows what they may actually build.

Yeah I have the same thoughts. This umming and aahing is very off putting if you're a wu fan and or member. The fact that probuild isn't involved with club any more despite them being the builder they were gonna use says something. And once a commercial builder gets burnt the whole industry kinda will not try to work with a client because of it.

Western United reminds me of the majority of Kickstarter (or any other crowd funding) project. Start with a great pitch. Gather a bunch of money (and in this case land). Let the project ETA run out 4-5 times longer than originally stated. Then if/when they finally deliver, it's a disappointing watered down version of the original pitch.

In deed this is the fault of Foxsports wanting 3rd teams in Melbourne&Sydney now that they are gone hopefully onr of the following will happen A, Stay with WU but move to WA and we'll celebrate a new Western derby B, rebranding to Geelong and staying there full-time C, merge with Melbourne Croatia and become West Melbourne Knights

I dont think they were anymore more with the club. And they weren't the designated builder..yet! I assume the owners wanted ProBuild to invest in the project... and once again, that is the issue. Someone or some entity needs to come up with a serious amount of cash to get this thing off the ground. Does anyone currently in the ownership structure have the money to build a $150M stadium... or even a $20M stadium. I doubt it. And are they actual property developers themselves? perhaps knocking over their parents house and building a duplex. But not to the extent of building a mini satellite town with commercial, retail, community and residential property on the outskirts of Melbourne.. From the looks of things, They're looking for a major investor that will ideally come up with the $$$ and the building expertise.

Can’t read the full article on the Herald Sun website, but appears that Melbourne City may well be closer to getting a stadium at Dandenong than WU are at this stage.
WU are as quiet as can be on many fronts, and for the confidence of any fans they still may have, they need to actually follow through and communicate one way or the other about what is actually going on.
